When you tell people, "I am trying to sell my house and buy another house at the same time", they look at you with those somber eyes before telling you, "I'm sorry." Why does this happen? Because selling a house and buying at the same time is stressful. It's risky. It's scary. And if you're doing something so major, much less with a big family, you need to make sure you're getting help from someone who REALLY knows what they're doing.
Enter Rob Jansen.
Rob impressed us when we had a chance meeting at an open house, years ago, while I was very pregnant, and needing to buy a home quickly. He came through for us and helped us land that family home, perfect for us to "grow into". He worked hard for us to make sure we were accommodated and comfortable with the whole process. We managed to move into our home six days after our daughter was born, and though it was a stressful time, Rob made it a lot easier for us.
When our family grew a little too much, with twins in late 2013, we decided to call Rob again. Without hesitation, he was ready to once again help us not only buy our new family home, but sell the one he helped us buy just a few years prior. So the second time around, I was able to see him from a seller's perspective in addition to the buyer's perspective again. From the very start, Rob got right to work with answering all our questions, pointing us in the direction of resources, and working with us to get the ball rolling. If you want the confidence of having an "agent who never sleeps", I think that Rob is the guy. From answering emails and getting our house listed in the hours of the night when the rest of the world is sleeping, he gets things done instead of waiting until tomorrow or the "next business day". We always had the confidence in knowing that if something needed answering or fixing, and he said he'd get it done today, that meant it would get done if it was in his power. He was very dedicated to selling our house as long as we were on board and made sure we were prepared for open houses and scheduled viewings. When we finally received an offer we liked, we then needed to crack down on getting an offer on a house accepted so we had a place to move.
Throughout that journey, Rob worked hard. We put in several offers on several different properties, and Rob did everything in his power to keep us informed by following up with listing agents, all the while, getting everything taken care of on the selling end of our old house. He always gave us advice based on all his experiences for strategies when it came to offers and counteroffers and how to handle everything, knowing we were on a strict budget. When we were finally in escrow for both our old house and new house, Rob kept things running on time and our primary responsibility (Other than packing up and preparing to move) simply became signing papers (He uses electronic signatures for the majority of documents, making life easier for everyone). When the seller's escrow company delayed matters and potentially threw off our entire schedule, Rob stepped up and made stuff happen. Whenever something seemed to go wrong, I'd call Rob and he'd be on the case to make it as right as he could.
When all was said and done, we managed to move our family of three small children, two dogs, and endless piles of stuff in 24 hours. Of course it was stressful. But could it have been worse? Absolutely. I don't think selling and/or buying a house is ever a perfectly seamless process, but there are certainly steps that can be taken to make it better. Having Rob around felt like having a realtor and a personal assistant. He is extremely resourceful in all matters--not just selling and buying. He has connections of all sorts and ways of getting stuff taken care of. As rough as moving was for us, I pity those who make the mistake of hiring agents who don't have the knowledge and resources and willingness to get you through the process as Rob does. He's the kind of guy you really want on your side because he's fierce, dedicated and persistent. He works hard for his clients and will make you feel like you're the only one he's working for....but you're not. Trust me. He really doesn't ever sleep.

Rob Jansen… my favorite agent in the world, EVER!
I met Rob at an open house about 5 years ago. His causal friendliness and professionalism left me a very good impression.
A few months after I meet Rob, my mother-in-law was looking for a house, and the first person it came across my mind was to call Rob Jansen.
He’s been my agent since then and I am so glad I choose him to be my agent.
Rob took us around every week to shop for houses all around the cities. We change our criteria so many times, and he had never complain about it.
He’s always so patient and understanding. We felt really bad that we keep changing our minds on the criteria but Rob even comfort us by saying he is learning from every experience.
He is so knowledgeable about the house. He often think outside the box and give us a lot of creative ideas to modify the houses we saw.
Meanwhile, my husband and I have decided to look for a house ourselves too. So Rob took my husband and I and his mom to shop for houses almost every day for a long period of time.
Our criteria is so hard to find, but Rob never complain how unrealistic it is. He is always so patient. It took my husband and I almost 2 years to find our dream house. And we love our house so much, it meets all of our long list of unrealistic criteria. We really appreciate that Rob never give up on us and work so hard to find us our dream house.
After 3 ½ years shopping for houses with Rob, my mother-in-law finally bought a brand new house. We never had experience on buying a brand new house so we asked Rob to help us on signing the contract. Not only Rob help us on signing the contract, he actually come and walk us through the model home and explain to us what is standard and upgrades. He even offer to go to the design center with us without us asking. He even took tones of pictures from the model home so when we go to the design center, we could refer to the pictures.
Rob is an exceptional agent! He think for the client first before he think for his own benefit. He always give us his honest opinion on the houses we saw even it means he might not get the sales. He is so patient and never pushy. His sense of humor always makes house shopping so enjoyable. I will definitely continue using Rob as my agent and will highly recommend him to all of my friends and relatives.
Rob, thank you so much for all your help. We really appreciated.
Thank you so much for working with us. We are thrilled with our new home and we know things went smoothly because of your effort. We hope you enjoy the wine.

My husband and I happened to meet Rob at an open house he was overseeing in Anaheim Hills. We are so grateful for this chance meeting, because Rob really stuck it out for us when we needed him the most.
We met Rob when I was five months pregnant and ready to embark on an aggressive house-hunt to move-in before I gave birth. I'm not exactly sure how many years Rob has been in the real-estate game, but he knows his stuff and is extremely resourceful. Something about him at the open house really caught our interest. I think it was his willingness to take a few minutes to really talk to us about what we were looking for and offering of suggestions, but he was in no way pushy like other agents tend to be. It was more like, "Hey, I'll help you if you want. If not, that's cool. I'm awesome, and I don't need to be a pushy jerk for your business."
Thinking about complaints of other agents I've worked with in the past, Rob was able to put these other agents to shame. I put a lot of trust into Rob because he's a genuine guy and really wants to help you because he's nice, not because he's looking to hurry up and get his commission.
He remained patient with us for months as we scoured through condos and houses. He listened to and considered all of our wants and needs and always kept those in mind. I never felt pressured by him to hurry up. He would drive me around for hours at a time, from house to house, answering all my annoying questions and entertaining my picky tastes over the houses we'd browsed. He'd always give suggestions or solutions to things that I did not like--for that reason, I'd say he's an optimist, but not an opportunist! One time, he even shared some chocolate with me while we were having a long day. Come on...now THAT'S a smart guy...giving chocolate to the pregnant lady.
When we had finally found "the one", he gave us an idea of what he thought a fair offer would be. Happy to say that our offer was accepted, far below listing price, and we started the long journey to the closing date. Along that journey, Rob helped set us up with all the connections we needed: loan consultant, inspector, contractor, and even a gardener. All of his references were solid. The loan consultant was more helpful than any others. The inspector was thorough and helpful. The contractor was a really genuine, honest guy (who also set us up with painters, a mason, and a tiler later on). And the gardener had lower prices than other quotes I got for people in the area.
When all was said and done, we closed two days after the birth of our daughter. Rob was the first non-family member to meet our little girl, and I'm happy for that because were it not for his hard work and guidance through everything, we would not have had the luxury of starting our family in this beautiful home.
Although I'm sure some days I drove Rob a little crazy with all my questions and all my criticisms of just about every house we looked at, he kept his cool and was such an important part of helping make our dreams come true. He also gave us part of his commission back as his gift to us. I really felt like I had a friend help us find a home, and not an "agent". We really miss him! Aside from being a top-notch Realtor, he's got a great sense of humor and an awesome Australian accent. What's not to love?

"Thank you for the wine. It looks like a nice one, from Bordeaux, France. We are loving the home. We are so happy we thank God daily. We remember when we thought about and yearned about living in a beautiful home like this. Now we actually live here. The view of the snow clad mountains is breath taking. We can see the snow covered mountains of Big Bear, San Jacinto Mountain (the Palm Springs Tramway goes to the top of it), of course Mt. Baldy and the San Gabriel Mountains. We can see the lights of Rim of the World just above San Bernardino. We can also see the jets as they approach and land at Ontario Airport. Thanks again for ALL your help and especially for your friendship. Merry Christmas to you and your family. Sincerely, A and N"

"With a wife only 45 days (or less) away from giving birth, every day matters to me. She said she would personally track Sean down if need be (and we don’t want that!). Sue said you are her last hope — in seriousness, about the only person in this whole transaction who has exceeded expectations! We’re counting on you!! Keep me posted and I’ll keep Sue off the warpath!"

"Thanks for getting me that loan Rob, I really do appreciate it, and couldn't have done it without you. I will be referring you to anyone I know who needs an agent. You did an excellent job, and thanks for compromising with me on that per diem thing. I greatly appreciate that gesture."

"Thank you for thinking out side the box. I am looking forward to reviewing what you have attached with Bruce and will then let you know if anything strikes a cord. I know I had suggested that I may have some time last week but the week got away from me and then we had our grandson over the weekend so there was no time to do anything else. We will be out of town this Wednesday through Monday. Next week maybe a little calmer for me to see some of these. Have a great week."
